      The plots of land are situated on the Bremweg in Handel and are surrounded by woods and farmland, which are part of Natuurnetwerk Brabant. The building site for the new forest villa therefore enjoys a beautiful unobstructed view. The plot with an area of over 3 hectares has the possibility to realize a house with a maximum capacity of 2,000 m³.

      A condition is that the house must be embedded in the landscape and fit in with the wooded surroundings: the house must be hidden in the woods. The house must consist of various building parts with staggered roof and facade surfaces, whereby there is still a connection of equivalent volumes (by means of similar position, shape, dimensions, color and material).

      At some distance from the plots, in the wooded surroundings, there is a pet crematorium. Several structures are currently located on the plots, including the existing house that has not been occupied and accessible for a long time. There are also several outbuildings present, such as a doghouse, barns, a garage, animal quarters and storage areas. The outbuildings, some of which have asbestos-containing materials, must be remediated if the choice is made to realize a large forest villa. Remediation is not required if the current house is renovated or renewed within the current building quota.

      DESTINATION
      The parcels are located within the zoning plan “Gemert-Bakel, Buitengebied ”.
      The building site is zoned “Residential”. The Municipality of Gemert-Bakel has indicated its willingness to cooperate with the aforementioned plans, in response to a request in principle. Carrying out the spatial procedure and applying for the necessary permits is up to the buyer. The optionally offered parcels of forest land are zoned “Natuur” with the function indication “Bos” and are part of the Nature Network Brabant.

      BUYER COSTS
      The building plot is offered at buyer’s expense. The transfer tax and notary fees are payable by the buyer. The buyer has no free choice of notary, the transfer will be arranged by the notary ZwartOpWit in Venray.

      ARCHITECT AND CONTRACTOR
      The buyer has a free choice of architect and/or contractor. They can advise you with the application for the environmental permit and which necessary investigations are required for this.
      You can consult them in advance for advice and the possibilities of realizing the house according to your wishes. The pictured visualizations give you an indicative view of a possible house to be built.

      ACCEPTANCE AND DELIVERY
      The property shall be sold and delivered as “as is-where is”, that is, in the condition at the time of delivery with all rights and obligations attached to the property as well as any visible and invisible defects and without warranty of any kind, including those relating to technical, architectural, legal, fiscal, environmental, rental and commercial aspects of the sold property.

      Buyer expressly accepts the risk arising from the “as is-where is” sale and delivery.

      The Buyer is at all times entitled, at his own expense and risk, to have an (architectural) inspection carried out or to consult other advisors in order to gain a good understanding of the condition of the property offered.
